Substantial traffic count and highly dense residential area surround this freestanding retail building. he property is conveyed with existing tenant. The adjacent parking lot is owned by another party and not included in the sale of the building. The trustee has been advised the owner of the parking lot passed away, with no obvious heirs. Landlord appears to have originally granted parking privileges in the parking lot in the lease, but the Trustee has no evidence that the landlord had any agreement with the owner of that property. The sale of the building does not include any personal property (laundry equipment). The Trustee states the lease in place is unenforceable as it includes parking lot rights despite the Trustee not having clear title to the parking lot.
