Property Detail

Description

Discover a rare agricultural and development opportunity at 2523 Jefferson Street in Riverside’s historic Arlington Heights greenbelt. This approximately 9.59-acre, level corner parcel offers a private-street setting, extensive infrastructure improvements, and exceptional flexibility for a private estate, working farm, orchard, or other permitted agricultural use. The property is in the final stages of a lot split that could create two approximately five-acre parcels, subject to completion of remaining city requirements and approvals. Improvements include perimeter fencing, a 200-amp electrical meter panel, a dedicated pump circuit, six 5,000-gallon water-storage tanks, a large irrigation pump, and a comprehensive drip-irrigation system. Land surveys, environmental studies, grading and infrastructure plans, and additional reports have also been completed. Near the center of the parcel there is infrastructure for a chicken coup. The established orchard features avocado trees, jujube trees, dragon fruit plants, and many other exotic fruit trees representing approximately 20 varieties, including cherimoya, cherry, mulberry, sapote, and jackfruit. Twenty mature California palms create an impressive border around the property. Two shipping containers are included, with one suitable for conversion or use as an air-conditioned office. Architectural and landscape plans are also available for a custom approximately 4,000-square-foot luxury residence or farm-inspired retreat. Offered for lease or sale, with leasing preferred. Buyer or tenant to verify zoning, permitted uses, water availability and rates, lot-split status, and all remaining governmental requirements. Parcel is available for rent as well.
